Smart Villages REIT Initiative
The Smart Village REIT Initiative (SVRI), is a concept to register a qualified national “Real Estate Investment Trust” (REIT) with over 100 investors, all sharing in the multiple benefits of preferential tax treatment in the scalable formula of the Smart Village concept under the New Markets Development Fund sponsored by MHRF, Inc. The “Smart Village” consists of the production in tranches of 100-plus units of affordable modular/pre-fab housing starts in suburban and rural areas geared toward home-affordability for responsible hard-working Americans. The Villages will exist with “behind-the-meter” ground-mounted community PV solar fields. co-
mingled with accommodating rooftop solar shingles (designed by Solar City) and electrical storage, along with state-of-the-art climate-controlled, computerized, indoor hydroponics farming facilities. The Villages could very well be self-sufficient with food and energy in a time of crisis. They would be built on land with adequate egress and accessibility to shopping, employment, and schools.
Affordability for the consumer and return on investment (ROI) for the investors will be guaranteed in economies of scale, tax treatment, and other ancillary privileges in public/private partnerships settings, such as potential and existing federal and state housing programs, insurance discounts, and the formation of a dedicated credit union as a helpful financial mechanism for an easier path to home ownership for responsible but less-privileged working people.
